PTRA Monthly Meeting August 9, 2023 Agenda
Posted on Aug 9th, 2023

Dear Traders Point Neighbors,

Attached is the agenda for the PTRA monthly meeting on August 9, 2023, 7:00 PM, at the Pike Township Government Center, 5665 Lafayette Rd.

On the agenda is PTRA board discussion of the development proposal by Cornerstone and GCG Investments of the lands we know as the Ropkey and Beeler farms between 79th and 86th Streets and west of I-465 to Conarroe Road. Susan Blair, PTRA president, invited the developers to attend the PTRA meeting, but it is unknown if they will attend. Susan indicated comments and questions from residents may be included in the discussion. Whether the board will hold a vote at the meeting to continue PTRA's remonstrance, at the August 16th MDC hearing against the development, is uncertain.

The special PTRA meeting held Monday, August 7, 2023, for the developers to present their revised development plan had standing room only attendance and was a heated discussion. In a surprise last week, the developers contacted PTRA, TPAN, and the West 86th Subdivision HOA leadership stating they had revised the development site plan, which is something they said they did to benefit the residents, not because they had to since they already had the MDC hearing examiner's approval and believe they have the approval of the mayor and Councilor Leroy Robinson (who did not attend the August 7th meeting). The developers presented a site plan with a conservation area along the western border of the property, partially along the northern boundry opposite some of the West 86th Subdivision property, and a widened corridor along the spine road through the development site. However, at the Monday night meeting, the developers suddenly presented a changed site plan with the conservation area on the northern boundry removed. In the time after the first revised site plan, the West 86th Subdivision HOA leadership conducted subdivision-wide Zoom call with residents to create concensus for the revised plan. With the sudden reversal to remove the north side conservation area, the residents feel the developers "pulled the rug out" from under us. The West 86th Subdivision concurrence with the newest revision to the development plan fell by the wayside. The developers stated they think the residents owe them appreciation for putting any conservation area in the plan. Some residents seem to agree, but others are not in agreement that the conservation areas are out of the goodness of the developers hearts. When talk occurred about a dam that needs repair within the designated conservation area, residents began wondering if the third party conservation holder would be responsible for the repairs instead of the developers. There is more question about whether the developers included the conservation area because it is wetlands and, under state regulation, they would have to mitigate any wetlands that are impacted by their development. The developers responses to questions were generally unsatisfactory to most attendees, which generated more skepticism. The developers overall approach was to say 'trust me, I know what I'm doing'.
